What Length of Lease do I need to take at Northcot Business Park?
A.
Northcot Business Park can grant licences from 6 months or leases from 6 months to suit particular tenants/occupiers specific requirements. Leases can also include suitably worded break clauses to provide flexibility for either the tenant or the landlord subject to agreement.

Q.
If I am a new Company what do I need to do to take a lease at Northcot?
A.
Firstly you need to inspect the premises and to agree that the building provides suitable accommodation of the business's purpose. Additional alterations to the accommodation including additional offices, heating, lighting etc can be negotiated with the landlord. We will then look to agree all the basic terms of the transaction (a copy of these basic terms can be provided to you for discussion) and these terms are then forwarded through to solicitors to draft the necessary legal documentation.

If you are a new company we may need to take a rent deposit or an alternative form of security. If you already run an existing business we will look at the past 3 years account to judge whether we consider that the company’s financial credibility is satisfactory in order for no deposit or security to be required.

Is there anyone on site who I can discuss property issues with?

Neal Bestwick the Development and Site Director is fully conversant with the site and is in constant discussion with the existing tenants. Neal will be able to assist you with most if not all eventualities.

Will the landlord consider granting me any incentives to take a lease at the Business Park?
A.
The landlord will consider incentives and these can take many forms. The incentives offered however are also subject to the terms of the lease and the specific requirements of each individual occupier. Neal and his team will be pleased to discuss this in our initial meetings.

Is the Site Secure?
A.
The site is secure and is run on a 24 hour basis.

Can I develop my business in the Business Park?
A.
Northcot Business Park is renowned for its close relationships with the tenants on site. This allows any issues to be dealt with speedily and effectively, whilst also providing tenants with the opportunity to grow their business on site. We are aware that it is sometimes an expensive business to relocate a current operation.

What Services are available on the site?

All services are available on the site except for gas.

Have you any plans of the accommodation available?

We can provide full plans and details of the accommodation if required.

What are the planning uses allowed on the site?
A.
Planning uses for the site include B1 Office and Light Industrial Use, B2 General Industrial Use and B8 Warehousing and Distributions Uses. The Business Park also offers good yard area for storage.

What’s it like to work at Northcot Business Park.

We found that tenants moved to Northcot Business Park due to its good communications both to the M5 and M40 but also to its good railway links at Moreton in Marsh where London can be reached in 1 hr 37 minutes.
